98ac Wooded Land in Monroeville, NJ (Salem Co)

Picking up more leases in Salem Co now. This one is an awesome find. All wooded land that's about 25min away from the Delaware Memorial Bridge and right off of RT.40. Perfect location for anyone to pick up from PA, MD, DE, as well as NJ.
 
What makes this property very unique is having multiple access points onto it. The primary access is off of RT.40. There's also various access points to the west off of Jefferson Rd and Madison Rd. as well as along Lucielle Dr. From these points, you can access the rest of the property via foot or ATV. We do ask that ATV use to be limited to only bringing in/out equipment and game. The primary food sources are the naturally occurring vegetation on the lease as well as the residential yard and a few AG fields around the lease. And there's plenty of room for a food plot if you want to put one in. The primary water source is going to be Dry Branch to the south of the property as well as a few runoff streams on the land too. The only other hunting that has occured on the property in the past is from the owner's land manager who will tehnically still have access to hunt on the lease but he has sated to us he will stay off of the property as he has other propeties to hunt, So the hunters who lease this out will have exclusive access and more than happy to have the hunters conect with him in advance to discuss this before putting a deposit on the lease. In fact he'll even leave the stands he has on the land for the hunters to use and will even meet with the group to give everyone tips on how to access the land as well as exactly where the stands area.
 
There are no additional harvest/season/weapon restirciton other than state game laws. We are asking that there be no more than (6) hunters on this lease. If you need more than this, let us know so we can get approval.
 
The cost of the lease is going to be $5,200/yr . And this does include a hunters insurance policy from Outdoor Underwriters. A 50% non-refundabledeposit locks this in for the season with the balance due by the end of April.
