25ac Wooded Land in New Ringgold, PA (Schuylkill Co)

Sometimes you just get lucky...and get access to gems like this one.  Not only is the hunting excellent but so is the fishing on Little Schuylkill River.
 
Access to the land is going to be right off of Mill Mountain Rd with parking by the old mill house.  From there you can access the rest of the proeprty via foot or ATV.  Just keep ATV use to bringing in/out equipment and game.  The main water source is Little Schuylkill River which runs the entire length of the lease.  And the main food source is going to be the local ag field near this property.  There is room enogh for a food plot but will need to have your plans approved before putting one in.  In talking to the owner, this place is absolutely loaded with deer and the hunters picking this up will not be disappointed at all.
 
There are a few caveats from the landowner.  First off, no posting the land.  Yes, we will have the exclusive rights to hunt on the proeprty. but the neighbor does not want posted signs or pain on the trees.  Now the hunting rights are exclusisve to us, but the fishing is open to those who fish along Little Schuylkill River.  We need to stay out of the old mill house. And lasltly, he would like to have 24htrs advance notice of hunters going to the proeprty so that he knows when people will be on the land.  Because of the size, we are asking to keep this to no more than (2) hunters on the lease.
 
The cost of the lease is going to be $2,200/yr and this does include a hunters insurance policy from Outdoor Underwriters.  A 50% non-refundable deposit lock this in for the season with the balance due by the end of April.  Just use the discount code DEPOSIT when checking out for this option.  And the hunters picking up this lease will have first right of refusal to renew it on an annual basis.
