With our 2024 "leasing season" starting in just over a month from now, this is a good time to prepare for it. Since most of our leases are filled within hours of being posted, we like to post some tips & advice on how to improve your ability to lock one in. It's a bit long, but well worth the time to read if you're serious about locking in one of our leases.
GENERAL INFO ON OUR LEASES
▪︎All of our leases are year to year and run from July to June...which coincides with the state's actual hunting season.
▪︎All of our hunters have first right to refuse when it comes to renewing leases.
▪︎Unless stipulated in the lease details, there are no weapons/season/harvest restrictions other than state, zone (NJ leases) or federal laws.
▪︎Pricing listed is for the entire lease, not person.
HOW THE PROCESS WORKS:
Once we lock in an arrangement with a landowner, we will post the lease on our website as available. We'll then post updates on our Facebook page as well as send email notifications to our website members of its availability. Each lease has a very descriptive review of the property and includes the cost, an interactive map of the lease, and contact info for the field rep managing the lease. A 50% deposit (25% for VIP members) locks in the lease with the balance due by the date listed in the lease details. We take cash, check, PayPal & credit card payments. Once the deposit is paid, the lease will be listed as filled and a deposit receipt will be emailed out along with an invoice for the balance. Once the balance is paid, we will then send out the lease agreement to be signed. When that is returned, we will mail out a countersigned agreement along with access passes for each hunter on the lease. For MD leases, the back of this access pass will also have the DNR Permission Slip info that all hunters in MD need to have when hunting on private land they don't own. Starting I July, we will reach out to our hunters once a month to proactively check in to see how your lease is coming along and to address any issues if needed. When we do the December monthly check in, we will ask what your plans are to renew the lease for the following season. If you want to renew the lease, we'll send you an invoice for the full amount of which 50% is due by the end of February and the balance due by the end of April. If you don't want to renew the lease or if we don't have a deposit paid by the end of February (or other financial arrangements made with us), we will list the lease in March as available for other hunters to fill. Once the invoice is paid in full, we will send out the lease agreement to sign and the process starts all over again.
HOW TO PREP FOR THE LEASING SEASON:
1. If you're using a credit card for payment, contact them in advance to make sure it won't be blocked. The #1 issue we have is credit card companies rejecting the payment because it exceeds a security limit....and someone else locks in the lease instead.
2. If using PayPal, make sure you have your PayPal account already established. Too many people lose out on locking in a lease because they're scrambling to set up a PayPal account at the 11th hour and the process can sometimes take a few days to complete.
3. Organize your group now and decide what your budget is and where you want to get a lease. Our leases get filled within hours (sometimes minuets) of being posted and too many groups lose out on locking in a lease because their members can't communicate fast enough to agree of it's what they want.
4. If you're an individual hunter and can't form a group to lock in an entire lease, reply to our FB posts of available leases that you would like to form a group for other individual to join or would like to join an existing group wanting to lock in the lease to help lower the cost. Worst case, any leases not filled by the end of June will be made available in July to be filled by individual hunters.
5. Join our VIP Program on our website. VIP members get a five day advance access to lock in new leases before non-members can lock them in. And almost all of our leases last year were filled with a few days (sometimes a few hours or even minuets) of being pisted. Members get email notifications of new leases once they're available. And the deposit requirement to lock in a lease is dropped down from 50% to 25% of the lease cost for VIP members.
